How Pre-Approval Works

Collect recent pay stubs, tax returns (2 years), W-2s, bank statements, and a valid photo ID. Self-employed? You'll also need profit & loss statements.

Submit Your Application

Your lender reviews your credit, income, assets, and debt. This typically takes 1–3 business days. They may ask for additional documents — respond quickly to keep things moving.

Receive Your Letter & Start Shopping

Once approved, you'll get a pre-approval letter valid for 60–90 days. Now the fun begins — let's find your home.

Income & Employment

  • ✓  Recent pay stubs (30 days)
  • ✓  2 years of federal tax returns
  • ✓  Employer contact information

Assets & Accounts

  • ✓  Bank statements (2–3 months)
  • ✓  Investment & retirement accounts
  • ✓  Gift letters (if applicable)
  • ✓  Down payment source documentation

Personal & Credit

  • ✓  Government-issued photo ID

  • ✓  Rental history (if renting)
  • ✓  Explanation of any credit issues

Protect Your Pre-Approval

Don't Open New Credit

Avoid applying for new credit cards, car loans, or any new lines of credit between pre-approval and closing. New debt can change your qualification status.

Keep Your Finances Stable

Don't make large deposits or withdrawals without documentation. Lenders will review your bank statements again before closing and look for unexplained changes.

Stay at Your Current Job

Changing employers during the home-buying process can delay or even derail your approval. If a job change is unavoidable, let me and your lender know immediately.
